What We Look For

A Viable Contract with a Clear Buyer Opportunity

We consider factors such as:

  • Current market coverage
  • Property type and acreage
  • Contract terms
  • Available disposition time
  • Seller contract price
  • Desired buyer price
  • Potential buyer economics
  • Access and road conditions
  • Utilities and infrastructure
  • Zoning and intended use
  • Flood, wetland, environmental, or title concerns
  • Available due diligence
  • Fit with current buyer criteria

A signed contract does not automatically make a property marketable. Complete information and realistic pricing improve our ability to evaluate the opportunity.

Honest Expectations

Not Every Contract Is Ready for Disposition

A deal may not be accepted because of:

  • Pricing
  • Limited current buyer demand
  • Insufficient time before closing
  • Contract restrictions
  • Missing property information
  • Access or utility limitations
  • Flood, wetland, environmental, or title concerns
  • Property constraints
  • Incomplete or unclear documents

When possible, we will explain what made the opportunity difficult to place.

We do not guarantee acceptance, an offer, a particular price, or a closing.

Frequently Asked Questions

Questions Wholesalers Ask Before Submitting

Do I need the property under contract?
Dispo.land primarily works with viable land deals under written contract. An initial review may begin while a contract is being finalized, but disposition cannot proceed without the necessary agreement and transaction information.
Does submitting a deal mean you will market it?
No. Every opportunity is reviewed before it is accepted for disposition.
Will my deal be posted publicly?
Dispo.land is not a public marketplace. Accepted opportunities are privately presented to selected buyers based on relevant acquisition criteria.
Do you guarantee an offer?
No. Buyer interest depends on the property, pricing, contract, current demand, and each buyer's independent review.
What if I do not have all the due diligence?
Submit the information you have and clearly mark what remains unknown. Missing information may delay the review or make buyer matching more difficult.
Should I disclose property problems?
Yes. Known issues should be disclosed. Hiding a problem can waste time, damage trust, and disrupt a transaction later.
Can I submit deals outside Charlotte County?
You may submit the opportunity, but Charlotte County, Florida is the initial market focus. Visit Active Markets to review current coverage.
What happens if the deal is not accepted?
When possible, we will explain whether pricing, timing, contract terms, missing information, property constraints, or limited buyer fit affected the decision.
